I have a CCJ against me.  Can I still get a mortgage?

If it is remotely possible, we will do it.  CCJs by themselves do not always disqualify you from obtaining credit, but it depends upon a number of factors.  We are very experienced at dealing with these situations and will advise you of the best course of action.  We can liaise with lenders on your behalf and ensure a sympathetic hearing in the light of your circumstances.

What does it really cost to buy a home?

The price you pay for your property is not what you will pay eventually to live there:  you will have a number of additional costs to meet, including legal fees, survey fees, arrangement fees and possibly a Higher Lending Charge.  If you're moving home, you should also factor in estate agents' fees (typically 1.5% - 2.5% of the property value) and, of course, the cost of removals.

How much can I borrow on my house?

Two factors influence how much you can borrow.  First, there is the current market value of the property, and different lenders often have different policies oon what kind of loan to value (LTV) they will entertain.  Second, there is your current level of income or joint income, a multiple of which will usually determine the maximum amount you can borrow.  Click here for more detail on this.

Can I arrange a personal visit from an advisor?

Can't I find my own deals on the internet?

There are plenty of different offers on the internet and elsewhere.  Some are good;  others are not.  Not all products and not all providers are of the same quality.  Finding a product or service isn't difficult - but finding the best deal, and the most suitable product out of thousands, requires training, experience and knowledge.  Our trained and qualified advisors can compare thousands of financial products and often have access to offers not available to the general public.

Surely it's easier for me just to pop in to a high street bank or building society?

Yes, it's very easy to pop in to any high street bank or building society ... and be sold a poor deal from a limited range.  The high street outlets can only recommend their own products.  They can't give you a choice from among thousands of competing products, or offer you objective, unbiased advice on the best choices for your own circumstances.  FM2 is able to offer advice and recommendation.

How do I find out if my credit rating is any good?

You are entitled to know what information is held about you by credit reference agencies.  We recommend you visit Credit Expert or Check My File to learn more (a new window will be opened).  Remember that FM2 is not responsible for the content of external sites.

What happens when my fixed rate period expires?

Usually, we will get in touch with you shortly before this happens, with some options on how to proceed for the future.  Depending on your specific mortgage, the end of a fixed-rate period usually means that the interest rate reverts to a variable rate - i.e. follows the prevailing national interest rates.  At this point it is usually wise to look at your circumstances to see if you are stiull getting a good deal.

Who's going to deal with my application?

Usually, as soon as we know that you're interested in a particular product, a personal advisor will be allocated to you.  Depending on your preferred contact method (phone, email, visit etc) this person will introduce themselves and all your subsequent contact will be through the same person.  You will not find yourself having to explain things repeatedly to different people, or lost in a call centre.  We pride ourselves on personal service.
